Emtelaak Secures License to Operate a Real Estate Investment Fund and Prepares to Develop Specialized Investment Products under “Emtelaak Tharwa”

A New Institutional Milestone Supporting the Group’s Strategy to Develop Real Estate Investment Solutions Across Education, Commercial, Administrative, Hospitality, and Residential Sectors

Emtelaak Group welcomed the Financial Regulatory Authority’s (FRA) decision to grant Emtelaak Real Estate Projects Fund Company a license to operate a real estate investment fund, marking a new institutional milestone that supports the Group’s strategy to develop regulated investment solutions and products linked to the real estate sector.

The license represents an important step in Emtelaak’s strategy to build a specialized investment ecosystem through which real estate investment products can be developed within clear legal and regulatory frameworks. The Group’s approach places particular emphasis on governance, transparency, and disclosure, while ensuring that investors have access to the information needed to understand the nature of the underlying asset, potential sources of return, investment duration, associated risks, fees, and exit mechanisms.

As part of the Fund’s investment vision, Emtelaak intends to develop a range of specialized real estate investment offerings and products under the “Emtelaak Tharwa” umbrella. Each offering will be linked to a specific asset, sector, or investment strategy, subject to the applicable legal structure, documentation, and regulatory approvals for each product.

Target sectors include education through assets such as schools and universities, as well as commercial and administrative properties, hospitality and hotel assets, and the residential sector. Opportunities may include both projects under development and existing income-generating assets, depending on the nature and investment strategy of each offering.

The Group is also exploring the development of offerings under the “Emtelaak Future” umbrella, focusing on sectors with a broader social dimension, including education and housing. The legal and financing structure, as well as the targeted financial return or social impact of each offering, will be determined in accordance with the relevant documentation and required regulatory approvals.

The investment models under consideration will vary depending on the nature of each underlying asset. Certain products may target potential capital appreciation through development and subsequent exit, while others may focus on generating potential recurring income through leasing and operations. Other products may combine income generation with potential growth in the value of the underlying asset.
