Gulf Egypt Hotels & Tourism, a subsidiary of United Real Estate Company (URC) – Kuwait, has announced the launch of its newest expansion in the heart of Heliopolis, a landmark mixed-use urban destination bringing together residential, commercial, administrative, hospitality, and entertainment offerings within a fully integrated master plan on the company’s available landbank adjacent to the existing destination. 

The announcement follows the signing of a protocol agreement with the Armed Forces Engineering Authority, marking the official commencement of the project's development. The project represents another milestone in the company's long-term commitment to supporting the state’s 2030 Vision and objectives for sustainable urban development and advancing the hospitality and tourism sectors, through developing integrated destinations that enhance quality of life and create enduring economic value. URC serves as the real estate arm of KIPCO (Kuwait Projects Company Holding), one of the largest real estate companies in Kuwait and the MENA region. 

The project spans approximately 31,780 square meters on Al Orouba Road in the heart of Heliopolis, occupying the last major development land plot available in the district, making it an exceptional and rare opportunity that endows the project with immense investment and historic value. Anchored by Waldorf Astoria Cairo Heliopolis and Hilton Cairo Heliopolis, the development builds on Gulf Egypt's existing hospitality assets to create an integrated destination introducing a new model for modern urban living. Furthermore, the project’s future vision includes studying the implementation of a tunnel or a bridge connecting the hotels and the new project, ensuring seamless mobility and connectivity across all components without the need to cross main roads. 

Rooted in Heliopolis’ rich history and enduring cultural identity, the project will build on the neighborhood’s distinctive character, evoking a sense of nostalgia while introducing a natural continuation of its legacy.

The signing of the protocol reflects the close collaboration and shared commitment between Gulf Egypt and Egyptian state institutions, particularly the Presidency of the Arab Republic of Egypt and the Armed Forces Engineering Authority, whose support has been instrumental in enabling the launch of this strategic development. The project reinforces the government's vision to advance sustainable urban development across East Cairo and maximize the potential of strategic sites by transforming one of Heliopolis' most prominent locations into an integrated mixed-use destination that enhances investment appeal and elevates quality of life. 

Commenting on the announcement, Eng. Tarek Elshazly, CEO of Gulf Egypt for Hotels and Tourism, said in this context, “The launch of this development marks another milestone in Gulf of Egypt’s long-term vision for Heliopolis. The neighborhood has been closely tied to the company’s hospitality journey since 1979, when our longstanding presence in the area began with one of our flagship hotels. Today, we are building on that legacy by looking ahead to develop an integrated urban destination that creates lasting value for Heliopolis while keeping pace with its continued evolution. The company is currently undertaking comprehensive technical, and economic studies to define the project's optimal development mix, ensuring it responds to evolving market dynamics and the rapid urban transformation taking place across East Cairo. These studies will support the delivery of the project to the highest international standards while maximizing its long-term economic and investment value. Gulf Egypt is also exploring opportunities to collaborate with strategic partners and investors to further enhance the project's integrated offering and long-term value proposition. 

The project builds on Gulf Egypt's nearly five decades of experience in the Egyptian market, having been established in 1976. Among its landmark assets are Hilton Cairo Heliopolis and Waldorf Astoria Cairo Heliopolis, through which the company introduced the Waldorf Astoria luxury brand to Africa for the first time. Following the launch of its integrated tourism destination in Sharm El Sheikh, this new development marks another strategic milestone in the company's growth journey, reinforcing its vision of creating integrated destinations that contribute to Egypt's urban development agenda and strengthen the country's position as an attractive investment destination.
