
Living Yards Invests Over EGP 32 Billion in Real Estate and Generates More Than EGP 40 Billion in Revenues Within 6 Years

Osoul Misr Magazine conducted a tour inside Living Yards Real Estate Development’s residential project, The Loft, in the New Administrative Capital, with the attendance of Mohab El-Tabie, the company’s CEO, along with its founders: Ayman Marzouk, Founder of AM Group; Hany Lawendy, Founder of the Egyptian Swiss Group; and Dr. Wael Bahig, Founder of KirMary Engineering Supplies.
The tour highlighted the company’s prominent position in Egypt’s real estate market and shed light on its achievements and philosophy since its launch in 2018.
Living Yards draws its strength from powerful industrial and commercial groups that have been actively supporting the Egyptian economy. Egyptian Swiss Group, established in 1995 by businessman Hany Lawandy, is the leading name in premium flour trading in Egypt with a domestic market share exceeding 25%. It is also a pioneer in producing pasta, sauces, jams, and juices. The group owns an integrated industrial ecosystem, including a pasta factory with a production capacity of 8,000 tons per month, two flour mills with a capacity of 30,000 tons per month, a sauce plant with a capacity of 3,000 tons per month, and wheat silos with a storage capacity of 50,000 tons. The group exports more than 100,000 tons of its products annually to multiple markets across Africa, Eastern Europe, Latin America, and the Middle East. With over 700 employees, Egyptian Swiss achieves annual sales of EGP 5 billion, investments exceeding EGP 3 billion, and exports reaching USD 50 million annually.
KirMary International, established in 2008 by Dr. Wael Baheeg, is one of Egypt’s leading companies in fire protection systems and integrated engineering solutions, holding a domestic market share of more than 25% in fire suppression systems. The company has been associated with mega-projects such as the Suez Canal tunnels, Siemens mega power plants, and several landmark projects in the New Administrative Capital, including the new Parliament building and the Cathedral of the Nativity, as well as Cairo International Airport and Hurghada Airport. KirMary operates with investments exceeding EGP 500 million, annual sales of EGP 400 million, and internationally certified solutions, including ISO 9001-certified fire protection systems.
The expansion of AM Group, Egyptian Swiss Group, and KirMary International in both local and international markets has created growing demand for skilled labor, contributing to higher employment rates in Egypt and generating new job opportunities that support the national economy. Moreover, their successful export strategies have enhanced the reputation of Egyptian brands in global markets, making them more competitive and attracting foreign currency inflows that strengthen Egypt’s economy.
The strength of these groups has been reflected in Living Yards’ strategy, enabling it to achieve targeted real estate investments of over EGP 32 billion and projected revenues exceeding EGP 40 billion in just six years, along with a strong land bank in the New Administrative Capital and New Cairo. The company’s portfolio includes six major mixed-use projects. The Loft alone spans 22.5 feddans, with 81% of its space allocated to landscapes and services and only 19% to buildings. It comprises approximately 900 residential units, including apartments, duplexes, and penthouses, with areas ranging from 78 to 434 m². The project was designed with a distinctive British architectural style by DMA in collaboration with Callison RTKL. The first phase, consisting of 317 units, is being delivered according to schedule and to the highest standards of construction and finishing. Four finishing packages—Basic, Flexi, Premium, and Luxury—are available to meet the diverse needs of clients.
