People & Places Breaks Ground on “Hills of One” in Sphinx City with Arabtec and El Amar

People & Places (P&P) has officially commenced construction on the first phase of its flagship development, Hills of One, located in Sphinx City, following the signing of a construction contract with two of Egypt’s most prominent contracting firms, Arabtec and El Amar. This initial phase encompasses the Boulevard Hills and North Villas zones, with a total construction cost estimated at EGP 1 billion.

The contract signed with Arabtec and El Amar covers the first portion of this phase, with additional agreements to follow in succession. Construction officially began in September 2025, with a planned execution period of nine months. The first delivery of residential units is scheduled for 2028.

This collaboration follows a rigorous tendering process, through which Arabtec and El Amar were selected based on their extensive experience and trusted track record in delivering high-quality developments. Their involvement aims to accelerate construction progress while ensuring the highest levels of craftsmanship and architectural excellence; hallmarks of the Hills of One project.

Strategically positioned in Sphinx City, Hills of One spans 168 acres and represents a total investment of EGP 35 billion, underscoring an ambitious vision to deliver world-class real estate destinations. The project is defined by its collection of refined single-storey villas, designed to create a seamless connection between indoor and outdoor spaces, positioning it as a truly unique residential offering.

The development places hospitality at the heart of its community-building philosophy. With an investment exceeding EGP 9 billion, the project is designed to offer experiences that go well beyond conventional residential living. Among its hospitality components is a cluster of Serviced Residences, developed in collaboration with a global hotel and resort operator, featuring 158 branded residential units.

In addition, Sphinx Plaza; the commercial zone of the development; will include a 180-room hotel alongside 180 branded hotel residences. These features support the company’s strategy of creating integrated destinations that meet future demands and align with Egypt’s national vision for sustainable urban development.
